House Rules

  • Tourist tax € 3.50 per day per person to be paid cash at check in time.
  • Chek in after 20:00 until 00:00 € 25,00 to be paid cash at check in time. No check in after Midnight. In case of exceptional delay check in after Midnight € 50:00 to be paid at check in time.
  • The air conditioning and lights must be turned off completely when you go out and on departure, otherwise you will be charged an additional fee of € 100.00.
  • The trash should be discarded differently wet, not recyclable ,plastic, glass. metal and paper.
  • Keys are collected the day of departure by 10:00 AM. If lost , a fee of € 60.00 is due.
  • Check out is strictly at 10 .30am on the day of departure (unless otherwise mutually agreed in advance with the owner). Owner will enter inside the house at 10.00 on the day of departure to clean and prepare the house for the next arrival.
  • Guests are responsable to pay for any damage done to/on the premises of house and building (including furniture and appliances).
  • The balance due must be paid in cash upon arrival. No refunds for early departure.
  • House is cleaned upon new arrival and every 7 nights of stay.
    Bedding and towels are changed upon new arrival. Every 7 nights of stay towels and bed linen will be changed. During shorter stays less than 7 nights no bedding and towels will be changed.
  • Please, respect other tenants by keeping noise to a minimal. In common areas of the building (such as entrance hall, stairs floor) is forbidden to loiter, to run, to yell, to leave luggage.
  • The Owner is not responsible for valuables left in rooms or anywhere on the permises.
  • Smoking is not permitted indoors. Smoking is permitted only on the balcony and use of ashtray is mandatory

Requests for information may be done by phone, by sending an e-mail or by filling the online form.
Once the availability is confirmed, if you agree with our offer and would like to confirm your booking, you have 48 hours to make the advance payment and send us a notification by e-mail.


An advance payment of 20% of the total amount for your stay is required at the moment of the booking.
Advance payments may be done:

As soon as the payment has been recorded, you will receive a written confirmation of your booking together with the full address of your apartment and instructions for check-in.
Please inform us of your expected time of arrival at the apartment or let us know if you require a car service from the airport to the apartment.
You will be required to pay for your stay in full at the moment of your arrival at the apartment.


Prices, given in Euro, are intended per night, per apartment.
A minimum stay between three or six nights is required ( depending on the period ).
Prices are inclusive of :

Bed linen and bathroom towels ( which will be changed weekly ).

Kitchenware and the exclusive use of the kitchen.

Services and systems ( elctricity, gas, water, air conditioning ).

Cleaning before and after your stay.

A 5% VAT ( Value Added Tax ) is not included in the price published on the web site. The final price will have an additional 5% on the total price of the apartment.

The Vat has to be paid entirely with the deposit. I)n case of an apartment with a 20% deposit, the modality of payment will be as follows:

Price of the apartment: 100 Euro VAT 5%: 5 Euro

Final price

VAT included: 105 Euro

Deposit: 25 Euro

Balance to be paid upon arrival: 80 Euro


The following penalties will be applied for cancellation or date changes:

from the booking date and up to 20 days before the scheduled arrival date: 20% of the total amount for the stay.
From 19 to 7 days before the cscheduled arrival date: 30% of the total amount for the stay.
Less than 7 days before the schedueled arrival date: 50% of the total amount for the stay.
After check-in day: 100% of the total amount for the stay.

If the booking is cancelled by the company, we will inform you immediately and propose alternative accomodation for you of equal or higher level.
Should you decide not to accept our proposal and where it is not possible for the company to provide alternative accomodation to suit your requirements, you will be refunded of the entire advance payment.

Arrival and departure

Check – in is possible beginning from 2:00pm. If necessary, with the prior agreement and if the accomodation is vacant, it might be possible to checfk-in at an earlier time or deposit or deposit your baggage.
However we remind you that the apartment will be cleaned within 4:00pm.
Bed linen and bath towels are provided.

Responsability of the client

The client will be deemed responsible for any damage caused to the building ot its contents by him/herself or any third parties visiting the accomodation. Any relative expenses will be charged to the client at the moment of his/her departure.

Responsability of the company

Our company periodically checks the quality of its accomodation.

Therefore, the company accepts no responsability for any changes in the accomodation which have taken place without its knowledge. In addition, the company will not be considered responsible for any damage incurred by the client in connection with the use of the accomodation, including physical injuries, material damage or losses caused by fire, theft or any other kind of crominal activity.

Privacy & Policy

All personal data will be used confidentially and in accordance with the Italian law D.Lgs. n. 196/03 regarding the Privacy.
Tenat’s obligation

The tenant must occupy the apartment respecting the regulations of the good neighborhood. At the moment of departure the full amount of the deposit will be returned to you if the apartment has not suffered of any damages.

Final cleaning: the aparmtent must be left in order. More specifically: the potter must be cleaned, the garbage must be thrown in the public garbage can, outside the apartment.I those simple rules will not be respected, we will charge you 60 Euro for the final cleaning .

Check-out is strictly at 10.30. Please consider this a matter of respect towards new guests. We will be obliged to charge an additional night if this timing is not respected. Check-in can be made from 2:00pm, but sometimes guests will kindly have to wait that the cleaning will be completed.
